Panic.

It can affect us all during different periods of our lives, the majority of us have lived through the stress of a house move and having just experienced this myself I can only imagine the amplification of this feeling when you are completely renovating your home from scratch.

With so much to think about it is not surprising that some things can be left by the wayside – and one main thing to consider is the drainage and wastewater situation on site. If you have a property with off mains drainage this is something that should ideally be looked at prior to your purchase of the property; it is your solicitor’s responsibility to ensure that the tank is compliant before any money is exchanged.

However not all properties will have a fully functioning system before you move in and we have in the past come across situations where agreements have been made between both parties about the works required. But when you’re moving house this is likely to be the last thing you want on your plate.

Recently we had an enquiry from a couple who were going through such a stress, their home was being completely renovated which required them to move into a static caravan on their land whilst all of the works were being done. One of the factors of the makeover was to bring the drainage up to specification and to obey the new general binding rules that will be in place as of 2020.

The existing Septic tank on the property was sadly no longer compliant due to the discharge location, we therefore recommended that the site was brought up to spec by installing a Klargester BioTec 2 IPS package sewage treatment plant to serve the farmhouse and static caravan; due to the location of the caravan there was also a requirement for a single raw sewage pumping station to be installed to pump the effluent to the new treatment system.

The route for the drainage was to go through a small wooded area on the property boundary before discharging through a seasonal soakaway into a nearby ditch as the water levels in the stream are not guaranteed.
